Typically designing the home will take 2-3 months then plan on another 2 months for engineering. These time frames can be drastically different based on the client. If there are many changes and long lead times to make decisions can easily push this process to over 3 months. Additionally, your community HOA review board can affect these time frames.

A general time frame to build a custom home based on size are:
- 2,000-5,000 sq ft: 6 months to 10 months
- 5,000-8,000 sq ft: 8 months to 12 months
- 8,000-10,000+ sq ft: 10 months to 14 months

Yes. Galiant’s on-staff Interior Designers work with you and the design team throughout the entire process assisting with exterior and interior selections. Additionally, Galiant’s Interior Designers will also assist with furnishing your new home and window treatments.
Communication is established to the client’s preference. Some like to communicate by phone, by email, by text, or in-person. Galiant will establish a communication platform from the beginning. Galiant also has an online software that allows you to communicate with any or all members of the team.
Yes. We build wherever our clients take us. Because we are a custom builder we do not keep a large inventory of residential lots. We can build on your lot almost anywhere in Colorado. Call us to discuss the details of your lot. If you need assistance in locating a lot we can help!

Our interior designers and design team will be by your side every step of the way to suggest ideas and to advise you if your selections are exceeding the budget or may not flow with other selections, but at the end of the day it is your home so you choose anything you want.

Yes. Our design phase incorporates many aspects that ultimately get you to a cost to build your home. Through the design phase you will be working with our design team of architects, builders, project managers, purchasing department and interior designers. Once complete you will have a complete set of construction drawings, spec sheet of all selections and the cost to build your home. The next step is executing a fixed price build contract based on your plans and selections made during the design phase.
We use a fixed cost contract. Our price is derived from the home design and selections you choose through the design phase. If the finishes you select during the design phase, and the structure of the home do not change, neither does the price we’ve agreed to.
Most home projects are financed by the client. Galiant will assist and submit all necessary documentation to your chosen bank. Home building projects are financed on a monthly draw system so you will only pay interest on what has been drawn. Learn more about construction financing
A variance is a request to a HOA or city and state governments to deviate from zoning laws or a communities’ design guidelines. Galiant Homes submits and negotiates these requests on their clients behalf as a part of their home design services.
