The time to build a custom home depends on many factors such as site development, size of home, complexity of the build and a client’s ability to make timely decisions. Additionally, weather can affect how long it takes to build.

A general time frame to build a custom home based on size are:

  • 2,000-5,000 sq ft: 6 months to 10 months
  • 5,000-8,000 sq ft: 8 months to 12 months
  • 8,000-10,000+ sq ft: 10 months to 14 months

What is a design and build contractor?

A design/build contractor is a turn-key home delivery system where a single entity delivers the design and construction of a home. Having a cohesive team of experts at every stage of the design and build of a new home helps with value engineering, identifying budget deltas and makes for a more streamlined process for the client.

Where Does Galiant Homes Build?

Galiant Homes builds wherever their clients take them. With offices in Denver and Colorado Springs, they can build in and around these locations including Parker, CO, Castle Rock, Monument, CO, Woodland Park, Larkspur, CO, and Summit County.

Yes. Even though we are a design & build company we will gladly build a home designed by another architect. We strongly urge you to consider using our design team to help keep within budget, implement value engineering and to make sure everything is designed to local building codes.

Yes. Galiant’s on-staff Interior Designers work with you and the design team throughout the entire process assisting with exterior and interior selections. Additionally, Galiant’s Interior Designers will also assist with furnishing your new home and window treatments.

Communication is established to the client’s preference. Some like to communicate by phone, by email, by text, or in-person. Galiant will establish a communication platform from the beginning. Galiant also has an online software that allows you to communicate with any or all members of the team.

Yes. We build wherever our clients take us. Because we are a custom builder we do not keep a large inventory of residential lots. We can build on your lot almost anywhere in Colorado. Call us to discuss the details of your lot. If you need assistance in locating a lot we can help!

Everything! With a custom home you will have the opportunity to choose everything that goes inside your new home. Our interior designers and design team will be by your side every step of the way to suggest ideas and to advise you if your selections are exceeding the budget or may not flow with other selections, but at the end of the day it is your home so you choose anything you want.

Call us! Call and talk with Galiant’s Business Development Manager, Brad. We will discuss your project location, style, budget and timing. If you feel it could be a good fit we will schedule an in-person meeting to get into more detail. After the in-person meeting we will walk your lot with you or assist in locating one.

When estimating the cost of building a custom home there are many factors. Unlike a production or even a semi-custom builder, Galiant’s custom homes are all so unique that pricing fluctuates drastically from project to project. The three main factors that go into the cost of your home are development costs, size of home and finishes. Unfortunately, no. We have tried this in the past and more times than not issues arise. You will be rest assured that our fixed cost contracts motivate us to get the best pricing possible from our vendors and trades. We are successful with this model because of the long lasting relationships we have with our vendors and trades.

We are asked this question nearly every day. Because every home Galiant designs and builds are unique unto themselves it is nearly impossible to answer this. After spending some time meeting with you we can narrow the number down;  based on information you have shown or told us to determine your house size, potential development cost on your lot and conceptual finish level. Yes. Our design phase incorporates many aspects that ultimately get you to a cost to build your home. Through the design phase you will be working with our design team of architects, builders, project managers, purchasing department and interior designers. Once complete you will have a complete set of construction drawings, spec sheet of all selections and the cost to build your home. The next step is executing a fixed price build contract based on your plans and selections made during the design phase.

We use a fixed cost contract. Our price is derived from the home design and selections you choose through the design phase. If the finishes you select during the design phase, and the structure of the home do not change, neither does the price we’ve agreed to. 

Do you offer financing for construction?2021-04-22T14:42:00+00:00

Most home projects are financed by the client. Galiant will assist and submit all necessary documentation to your chosen bank. Home building projects are financed on a monthly draw system so you will only pay interest on what has been drawn. Learn more about construction financing

A variance is a request to a HOA or city and state governments to deviate from zoning laws or a communities’ design guidelines. Galiant Homes submits and negotiates these requests on their clients behalf as a part of their home design services.
